Anthem is in the far-north of metro-Phoenix, about 35 miles from downtown Phoenix. It is not part of any municipality, so is “governed” by Maricopa County. Anthem construction was started about 1999 by Del Webb and continued for nearly a decade, eventually totaling about 2,500 homes. There are two distinct parts of Anthem: Country Club, which is gated, and Parkside. Both are very nice communities. Anthem is nearly 1,400 feet higher in elevation than downtown Phoenix. Average temps are about 3 degrees cooler and average rainfall about 3 inches more.

Avondale and Litchfield Park are communities in the West/Southwest part of the metro area having very good home values. Noise attendant to Luke AFB can be an issue here.

Buckeye Homes

Buckeye in the far-west area of metro-Phoenix. It’s land area is nearly as big as Phoenix, but much of it is raw desert.

Cave Creek & Carefree Homes

Cave Creek and Carefree are located in the far north central part of metro-Phoenix. Particularly in Cave Creek, the “old west” is strongly reflected in home and decor styles. Carefree is much smaller and generally more elegant. The Cave Creek high school is highly regarded.

Chandler Homes

Chandler and Gilbert are adjacent, largely indistinguishable communities in the “South East Valley”. Both have sizable populations and land areas and nice places to live … good home values.

Fountain Hills Homes

The fartherest east community in central metro-Phoenix. Not suprisingly, it has a fountain that shoots water very high, and is built almost entirely on several hills. It’s generally an extension of near-north Scottsdale in terms of the nature and prices of homes.

Gilbert Homes

Chandler and Gilbert are adjacent, largely indistinguishable communities in the “South East Valley”. Both have sizable populations and land areas and nice places to live … good home values.

Goodyear Homes

Goodyear is in southwest metro-Phoenix. The town was created around the Goodyear Corporation airport and testing facilities that have been there for decades. Luke AFB noise is an issue in the north part of Goodyear.

Maricopa (city) Homes

The town of Maricopa is located about 25 miles due south of downtown Phoenix. It’s in Pinal County … not Maricopa County! Strange but true. It’s included here as part of metro-Phoenix because a very large portion of residents commute to Phoenix. It has two great golf courses … The Duke is decent and a great value. Southern Dunes is first-class.

Mesa Homes

Mesa is in the “Southeast Valley” to locals. It’s one of the larger cities in Arizona both for population and land area. The core/downtown parts of Mesa is one of the oldest settlements in Arizona.

Paradise Valley Homes

A relatively small, essentially “bedroom” community between central Phoenix and Scottsdale that contains some of the most highly-valued homes in Arizona.

Peoria Homes

A largely land-locked town in northwest metro-Phoenix that has visions of grandeur. The town annexed a very large area to the north that still is largely open desert but also contains Lake Pleasant. New homes will be built in north Peoria for a very long time.

Phoenix is the 5th largest city in the USA in population. It’s second only to Houston in total land area. Much of the area within Phoenix city limits is still open desert … and in-migration is very high … so it’s just a matter of time until Phoenix goes higher on the list of biggest USA cities. Since at least 2016, Maricopa County AZ has had the highest in-migration of any county in the entire USA.

Queen Creek Homes

Queen Creek is in the “Southeast Valley” to locals, actually the extreme southeast of metro-Phoenix. Originally a small “farming” town, over the last couple of decades, Queen Creek has developed into a very real city with significant shopping. The core of the Pegasus subdivision in south Queen Creek is a private airport where some residents have hangers on their property that they can taxi their airplanes into.

Rio Verde & Tonto Verde Homes

Rio Verde is an age-restricted community in the extreme northest part of metro-Phoenix. Construction started there in the mid 1970s, with the last portion, referred to as Tonto Verde, being built-out about a decade later. Fountain Hills to the south is the nearest location of any sort of shopping or services. This community is all about golf. There are two first-class courses here. There are also great mountain views to the east and north.

Scottsdale Homes

Scottsdale is a city with vision and “attitude” … that the residents readily adopt. Twice in the 90s, residents voted to tax themselves so the city had the money to buy the McDowell Mountains that form about 10 miles of the eastern boundary of the northern part of the city for the sole purpose of “preservation” … prevention of building on the slopes.

Sun City Homes

“Fun City”, as the residents like to refer to their community, was second by a short time to the original age-restricted community, Youngtown that is adjacent but much smaller. Sun City is still, by far, the largest age-restricted community in Arizona. It is NOT incorporated, thus is governed by Maricopa County. By design, since there are no resident children and to minimize property taxes, there are no schools. Sun City homes in good condition are in high demand. Luke AFB aircraft noise is an issue in this general area.

Sun City West Homes

Sun City West was built about two decades after the original “Fun City”. So it’s a newer community but the core concepts are the same … it’s NOT incorporated thus governed by Maricopa County, there are no resident children, no schools, property taxes are low, and the focus of most residents is fun … there are lots of planned activities.

Sun Lakes Homes

Sun Lakes is an Age-Restricted in the Southeast part of the metro-Phoenix area, south of Chandler.

Surprise & El Mirage Homes

Surprise and El Mirage are adjacent towns in northwest metro-Phoenix that are near the two “Fun” cities. Surprise is home to Sun City Grand and a couple smaller age-restricted, but most of both Surprise and El Mirage is NOT age-restricted. Luke AFB aircraft noise is an issue in this general area.

Tempe Homes

Tempe is home-to and is dominated-by ASU – Arizona State University, one of the largest in the USA. Nearly all of the homes in Tempe were built decades ago. Of course, many have had extensive makeovers and some are quite modern. Tempe developed a “Tempe Town Lake” by constructing a low dam of the Salt River, which is most of its northern boundary. A good bit of fairly recent high-rise development has occurred here, both residential and corporate.
